Things people usually ask us

Will boarding my loft invalidate my NHBC warranty?

Not when it’s done properly. We fit boards on raised Loft Legs, leaving a 50 mm air gap so your insulation stays uncompressed and ventilation is unchanged. Loft Leg Ltd states that a correctly installed and loaded Loft Leg system will not invalidate the warranty, and the same system is fitted by major housebuilders during construction. Boards screwed straight onto the joists are what cause problems, and we don’t do that.

How much does loft boarding cost?

It depends on how much floor you want, how easy the loft is to get into and work in, what is already up there, and whether you need a ladder, hatch or lighting. Every loft is different, so we always visit first. Tell us the basics in the quote form at the top of this page, Kayleigh will call to arrange a free home survey, and your bespoke written quote follows the survey.

How long does it take?

Most lofts are finished in a single day. The team arrives early and is usually packing up by mid‑afternoon. Very large or complex lofts can take two days. From first enquiry to finished loft is often under a week.

Do I need to empty my loft first?

No. We move your belongings out of the way, board the loft, then put everything back for you. We work on dust sheets and hoover before we leave.

How much weight can I store up there?

A raised loft floor is designed for storage and occasional access rather than living space, typically around 25 kg per square metre spread evenly, with an allowance for a 90 kg point load (a person). We look at your roof structure at the survey and tell you honestly what it can take.

Do I need planning permission or building regs?

No. Boarding a loft for storage falls under permitted development, so there’s no planning application and no building regulations sign‑off to arrange.

Do you take a deposit? When do I pay?

We don’t take deposits. You pay nothing upfront and settle the invoice once the work is complete and you’re happy with it.

Is the quote a fixed price?

Yes. We measure and assess the loft at the free survey, then give you a written quote for exactly what you want. Once quoted, the price is fixed, with nothing to pay until the work is done.
